Warning Signs

When Duncanville Homes Need Beam and Girder Work

Duncanville sits on thick black clay. It swells when it rains and shrinks in the heat. That movement stresses the wood beams holding up your floor. We've seen homes near Duncanville Hills with bouncy floors. The cause was rotted beams sitting in standing water. Beams carry the weight your floor rests on. Older homes built before the 1980s weren't built for today's wet and dry swings.[1] Waiting lets rot spread. A small fix can turn into a full replacement. If your floors feel soft, slope, or squeak more, call us now.

Common Issues

Sagging Floors

A dip in the middle of a room often means a weak center beam. We check the crawl space to find the cause.

Wood Rot and Decay

Wet ground under pier and beam homes rots support beams over time. We replace rotted parts before they fail.

Termite Damage

Texas termites love old wood framing. Damaged beams lose strength fast and need quick repair.

Cracked or Split Beams

Years of settling can crack a load-bearing beam. We add support or replace the beam to fix it.

Small Original Framing

Some older Duncanville homes have beams too small for today's loads. We add support to make them strong.

Standing Water Under the Home

Bad drainage near your foundation keeps beams wet. We pair beam repair with drainage fixes when needed.

Trust and Care

Why Duncanville Trusts Us for Beam and Girder Repair

A weak beam won't fix itself. The longer you wait, more weight shifts to other parts of your frame. That speeds up damage. We've worked under Duncanville homes since 1969. We know what black clay soil does to old framing. Calling early saves money and keeps your floor safe.

My husband and I are so thankful we chose All American Foundation Repair to do our external and internal foundation repair and new drainage system. They were on time every day, and are the hardest working crew I have ever seen! The process was so much better and easier than we expected and the communication and service provided between Dave, Frank and the team was excellent! Also, before leaving they cleaned up the entire perimeter of our home and yard better than it was when they arrived! Now my eggs don’t roll off of the counter anymore and all of our doors close! Highly recommend!

Dave came to the house on time and did a thorough review and provided honest input to address our concerns. We would definitely recommend him to others. He addressed the signs of stress we are seeing with cracks in walls and tile and provided valuable input for next steps.

Dave Hall is incredibly knowledgeable about foundations. He came out and gave us an honest assessment of the situation. Turns out that the issues we're seeing in our house (doors not closing, cracks) aren't a foundation issue but a drainage issue. I'm pretty sure most other companies would have found a way to tell us we needed foundation repair.

In addition, we called Dave because of a former boss of mine at Devtek Engineering - Barry. Barry worked for years as an independent foundation assessment engineer and he recommended Dave and All American Foundation after having worked with a number of foundation repair companies.

Common Questions

Beam and Girder Repair Questions

Here are answers to what Duncanville homeowners ask us most.

  • How much does beam and girder repair cost?

Most jobs cost between $500 and $4,500. It depends on damage and access. We give a free estimate first. Bigger jobs with more beams or drainage work cost more.

  • How long does a beam repair take?

Most repairs take one to two days. Bigger jobs with more damaged beams can take longer. We'll give you a timeline after we check things out.

  • Can I fix a beam myself?

We don't suggest it. Beams hold up your whole floor. A mistake can cause more damage. Our crew knows how to support your floor safely during repairs.

  • How is this different from foundation repair?

Foundation repair deals with piers and the slab or outer beam. Beam repair fixes the wood frame sitting on top. Sometimes you need both.

  • How bad is a sagging floor?

It's worth calling soon. A sagging floor means a beam is already failing. Waiting lets damage spread to other parts. Early repair almost always costs less.

  • What signs mean I need beam repair?

Watch for bouncy or soft floors, visible sagging, cracked drywall, or sticking doors. Musty smells from the crawl space can also mean wood rot.

  • Do you fix the wet ground too?

Yes, we often fix drainage along with beams. Standing water is the main cause of rot. Fixing both keeps the new beam from failing again.
