When It's Needed

Signs Your Duncanville Home Needs a New Foundation

Duncanville sits on heavy black clay soil. It swells and shrinks with wet and dry weather. Over time, that movement can crack a slab too badly to fix. We've seen homes near Duncanville Hills with brick cracks so big you can see light through them. Doors that won't close, sloped floors, and splitting walls are all bad signs. Waiting lets the damage spread into pipes and framing. Older homes built before 1985 are at more risk. Many lacked modern foundation support. House raising and full replacement have fixed bad settling for over 100 years.[1] We've worked across Dallas County for over 55 years. We know when a repair just won't hold up anymore.

Common Cases

Severe Slab Cracking

Cracks wider than a quarter inch in brick or slab mean the foundation shifted badly. Patching won't stop it from getting worse.

Multiple Failed Repairs

If piers were added before and the home keeps settling, full replacement may be the only fix that lasts.

Pier and Beam Decay

Older pier and beam homes near Clark Road often have rotted wood supports. These can't be fixed piece by piece.

Water Damage Underneath

Years of bad drainage can wear away the soil under a slab. Then it can't hold the home's weight.

Uneven, Sloping Floors

A floor that slopes more than a couple inches often means the structure is failing or settling.

Pre-1985 Construction

Homes from that era often lacked modern support. This makes them more likely to need full replacement later.

My husband and I are so thankful we chose All American Foundation Repair to do our external and internal foundation repair and new drainage system. They were on time every day, and are the hardest working crew I have ever seen! The process was so much better and easier than we expected and the communication and service provided between Dave, Frank and the team was excellent! Also, before leaving they cleaned up the entire perimeter of our home and yard better than it was when they arrived! Now my eggs don’t roll off of the counter anymore and all of our doors close! Highly recommend!

Dave Hall is incredibly knowledgeable about foundations. He came out and gave us an honest assessment of the situation. Turns out that the issues we're seeing in our house (doors not closing, cracks) aren't a foundation issue but a drainage issue. I'm pretty sure most other companies would have found a way to tell us we needed foundation repair.

In addition, we called Dave because of a former boss of mine at Devtek Engineering - Barry. Barry worked for years as an independent foundation assessment engineer and he recommended Dave and All American Foundation after having worked with a number of foundation repair companies.

Common Questions

Full Foundation Replacement Questions

Here are answers to the questions Duncanville homeowners ask us most.

  • How much does full foundation replacement cost?

Most jobs in Duncanville cost between $15,000 and $45,000 or more. The cost depends on home size, foundation type, and soil. We give you a free, written estimate before any work starts.

  • How long does a full foundation replacement take?

Most jobs take two to four weeks start to finish. Bigger homes or extra soil work can take longer. We'll give you a real timeline at your free estimate.

  • Can I repair instead of replace my foundation?

Sometimes, but not always. If your home already had many pier repairs, replacement is usually better. If damage is bad, replacement is often the best long-term fix. We'll tell you honestly what fits your home.

  • How often do Duncanville homes need full replacement?

It's not common, but it happens more here than in other areas. Duncanville's black clay soil causes more shifting than most places. Homes built before 1985 see this most.

  • How urgent is a failing foundation?

It's more urgent than most homeowners think. Once cracks get big, damage can spread fast into pipes and framing. Waiting usually means a bigger bill later.

  • What are the warning signs I need this service?

Watch for wide cracks in brick or slab, sticky doors, and sloped floors. Gaps between walls and ceilings are another warning sign. If you notice a few of these, call us for a free check.

  • Will my home be raised during replacement?

Yes, in most cases we raise the home to remove and replace the old foundation safely. This method has fixed homes for over 100 years. We handle the raising with care to protect your walls and systems.
